PRATO – “We have to build a little and rebuild what we have”: the urban renewal project, as the architect Ferdinando Poggi (in the picture), at the request of the committee via Pertini, via Faggi and surroundings ”, he presented in recent weeks to the Calenzano municipal administration. Previously, we had actually met some representatives from the same committee, who for months have been fighting against the same administration’s intention to rebuild the 72 public housing in the area in question, which today stands in front of the University’s Design Campus from Florence. “Regeneration is something else”, said architect Poggi, who has always followed the different possibilities that bioarchitecture can offer since the early 1990s.
For the sake of completeness, there are three alternative projects to the municipality’s: in addition to the committee’s projects, there are also those presented by the architect Gazzini and by Sinistra per Calenzano. All created and designed with the aim of saving “the last virgin green handkerchief in the center of Calenzano”. And it is interesting, when analyzing the project proposal from the architect Poggi, to delve into what is the idea of regeneration of the 72 social housing units, a path that can definitely be pursued also according to the committee, and which, if realized, would provide the opportunity on the one hand to secure the green area via Pertini and on the other hand to provide an example of how an alternative point of view can be created when it comes to building in a territory such as The piana, now saturated with concrete.
“A solution – explains architect Poggi – which can absolutely coincide with the schedule to be able to complete the intervention, 2026, and which would allow the creation of an area, the area in front of the Design Campus, enriched with functions that must be to complete the existing. This creates an area that can be considered a real urban center with influence not only at the municipal level, but also at the territorial level. According to the project, it could actually be possible to work on the existing one, in any case from the demolition of the first Erp building, transferring the residents to the new houses from time to time, while also creating apartments of a larger size than the current ones and will thus have 15,530 square meters of living space, 1,175 square meters of commercial space, 1,350 square meters of tourist accommodation, 8,940 square meters public and private car parks, 20,640 square meters of public greenery and a square of 2,500 square meters.
And the purchases? General costs for the construction of the three new Erp buildings to be carried out in two phases, with the intermediate phase of the demolition of the first existing Erp building, 7 million and 920,000 euros; general costs for underground parking lots for each individual building 1 million and 50,000 euros; costs for the demolition of the two existing buildings, in two separate phases, 400,000 euros, for a total of 9 million and 370,000 euros. All this, of course, taking into account all the problems related to the cost of materials, but with the awareness, which is fundamental even in the face of ongoing climate change, to leave free green spaces for future generations: “We must start from the micro in order to achieve important results at the macro level”, emphasizes the architect Poggi.
If we want, even a question about ethics, also repeated by the committee in the meeting had with part of the board: “We absolutely do not want them not to be rebuilt. But has the hypothesis of truly “regenerating” them been considered? Have the residents been listened to?”. Here, however, the debate would shift to another level, we remain “anchored” to the reality and the confrontation that last month with the municipal administration: “Although they initially listened with interest, it quickly became clear that he only fulfills a purely institutional obligation, that is to attend the presentation of the projects only for information and nothing more”. A “feeling of sufficient” for the moment also supported by facts.
