Case, in Livorno slows down the brick race. Soft growth for trades

In the city of Livorno the brake is being pulled, in the rest of the province the boom continues

Livorno Never before have so many houses been bought and sold in the first three months – from New Year’s to the end of March – as happened in early 2022: 546.58 houses this time (the decimals relate to the properties) they had been 519.44 in the same last year and 405.13 in 2020. This would be enough to sound the trumpet from the brick boom, which continues on the wave of the triumphal march in a 2021 that ended with the overhaul that had seen Livorno, with a jump of 30, 2% of the deeds registered in front of a notary, Prato passes: with 2,396 houses sold (against 2,285 with the Prato plate), our city is behind Florence among the Tuscan capitals, where several residential properties change hands.

All true, but looking back at the figures in black and white by the Real Estate Market Observatory, it is obvious that the galloping growth in change of ownership has in fact slowed down a lot: we had a 43% increase behind us. (on an annual basis) in the summer quarter two years ago, then the jump of 53.5% in the spring of last year. In short, an increase of over 30 percentage points seen over the whole year. Except that the slowdown was already evident in the autumn quarter last year: just seven percentage points more. And now a further lowering of the revolutions: In the first three months of the year, the increase compared to twelve months before is almost 5.2%.

The boom decreases

As early as April, Il Tirreno had reported that the boom in sales in other cities was so impressive, but lower than in other cities. Now this collapse of property dynamics seems even more apparent: the percentage itself (ten times lower than last summer) says so, and a comparison with what is happening elsewhere confirms it. To understand: the cooling of the property’s “fever” is a fact and is also found in large areas of Bel Paese (in Florence the growth looks like nothing above ten percentage points, in Pisa the city is not above 8%), in about twenty cities there is actually a retreat with the decline in the number of apartments sold.

But in the tricolor mosaic, there is no shortage of realities where sales have continued to multiply: more 95.9% in Isernia, more 62.9% in Latina, a step away from 40% also in Massa and Verbania. With Milan in sixth place (up 36%). The exact opposite occurs in half of Lombardy (from Lecco and Como to Cremona and Mantua through Sondrio and Brescia), but also in Veneto (Treviso, Belluno, Rovigo and Verona), to name just a few cities.

Here it places plus 5.2% Livorno in the segment of the capitals where this slowdown has been the strongest, which at least is not yet a turnaround: On half of the peninsula north of Rome we are among the 24 cities where real estate shower withers abruptly.

Who knows if it is only a whim of fate, the fact is that this sharp slowdown in the sale of residential real estate only affects the city of Livorno in our province. In the other centers in the area, from Collesalvetti to Elba, the exact opposite is recorded: the symbolic threshold of one thousand trades (1,056.63) has been breached, which is worth 30.5% more than in the same month last year. In all of Italy, only seven provincial areas, excluding the capital, have registered a large increase. It is a difference that was already seen last year, but this time it is really relevant: in the past, however, the dynamics were almost always linked.

Even the money in the bank is down

The brick pulls the brakes, but even bank accounts do not get very fat, and do not even wait for better times: the figures from the Bank of Italy say that the “nest egg” of us Leghorns has become thinner. After a gallop where bank deposits and postal savings for the first time in September last time exceeded eight billion, at the end of the year we are still over eight billion (8.15), but falling back: down by 65.2 million euros in the latest figure, it at the end of December last year.

This is nothing new: already in December 2019, as well as at the end of the previous three years, something similar had happened. Yet the savings that the Livorno population has put in the bank or post office have grown significantly in recent years: more than 31.7% in five years. Now they are over 8 billion, in the middle of the last decade they did not reach six billion
